Leveling Concrete with Mud-Jacking in Kansas City

In the not so distant past, to repair uneven concrete, old pavement needed to be torn out and new concrete had to be poured. In the process, a lot of money and time were spent.

Today, another option, known as mud-jacking (also known as concrete leveling, slab-jacking etc) is much less intensive and produces great results. Essentially, a repair person pumps “mud” under a sunken, uneven slab in order to lift it back to it’s proper place.

Why is my concrete not level?

Concrete becomes uneven because the support underneath it has given way. There are several reasons that this can happen.

  • The dirt under the original concrete wasn’t compacted properly.
  • Soil erosion under the concrete.
  • Natural soil settlement over several years.

Despite the cause, any concrete that has sunken can cause many structural issues including foundation settlement, foundation cracks, uneven sidewalks and basement walls that bow. If these issues are not repaired they can cause water runoff and huge structural problems. Additionally, safety issues and trip hazards are the responsibility of the building owner. An owner could be held liable for any injuries that result from failing to repair uneven concrete.

The mud-jacking process

If mud-jacking is determined to be the best course of action to repair uneven concrete the process tis quite simple simple. Small holes are drilled into uneven concrete. Slurry (mud) is then pumped through these small holes to level the concrete.

Mud-jacking versus re-pouring cement:

  • Mud-jacking is efficient and requites fewer workers and less equipment.
  • Plants and landscaping are less disturbed.
  • It’s quieter and much cleaner – neighbors and tenants won’t be affected by the heavy equipment, dust and loud noise associated with cement pouring.
  • Price. Mud-jacking uneven concrete usually costs half of what it would cost to pour a new concrete slab.
  • It’s environmentally friendly. Good concrete, that already exists is used in the Mud-jacking process. If a new concrete slab is poured instead, the old concrete will end up in a landfill.

Are the Ceiling Cracks in My Home in Kansas City Caused by Foundation Damage?

Knowing the difference in ceiling cracks can reduce your stress and help save your home. All homes are subject to movement, this is normal. This movement can be caused by changes in the weather or by the ground settling below the home. Listed below are a few things to check to determine if cracks are due to structural damage.

Where are the cracks located?

The location of the cracks in a ceiling are a good indicator to determine what is happening. If a crack is located along the edges of the ceiling, it is due to house settlement.  Cracks across the middle of the ceiling can be dangerous and should be repaired immediately.

What are matching vertical cracks?  

A crack that runs vertically across the ceiling and continues on to the wall is a major concern.  This is a sign of structural damage to the home.  Usually this can be attributed to a natural disaster such as an earthquake or tornado, the settling of a home over an extended time, or a man made incident.  Note that the size of the crack can help you determine the severity of your problem.

What are spiderweb cracks?

Spiderweb cracks are not necessarily located just in ceilings; they can also be found in walls, floors, and grout lines. Most of the time a spiderweb crack appears in older homes and is caused by the house settling.  Spiderweb cracks are normal; however, if you notice a crack that is over 1/16 inches wide, it should be looked at by a professional.

The most common reason for ceiling cracks is moisture; this is also normal. If cracks are caused by moisture, find the source of the moisture and eliminate the problem.  Poor water drainage, if not corrected,  often results in a home’s foundation damage. Are the ceilings bowed?

If a ceiling is bowing and shows visible signs of cracking , it is an indication of a much more serious problem. A home’s joists can only support a certain amount of weight. Once that weight is surpassed, the support weakens, the ceiling sags, and the ceiling could collapse.

Preventative maintenance is the only way to extend the life of your home’s concrete. Such maintenance will also stop the concrete around your property from cracking. When it comes to concrete, one thing is guaranteed; concrete cracks and crack repair is a must.

When assessing the concrete on your property, look for two things.

One: A simple crack repair in the concrete or along the natural stress lines in the concrete.

If the concrete was poured correctly and the stress lines were placed in the correct places, concrete should crack along normal stress lines. The cracks are then sealed with caulking to protect the foundation. Choose a caulk color that best matches the color of the concrete.

Caulk prevents water from eroding the soil underneath the concrete.  If cracks are not repaired, they will allow water to accumulate and the ground under the concrete will begin to deteriorate. The concrete may then shift and heave, becoming uneven and requiring major concrete repair.

Two:  A more important problem is if the ground shifts the foundation. This is a result of water leaking into the and around the building. If this happens, the walls of the foundation need to be properly sealed as soon as possible.

Repairing concrete cracks around the building, sidewalks, or driveway is a great way to prevent water from getting underneath the concrete and causing the ground to shift. The main concern should be the foundation.  Such maintenance will help prevent cracks in concrete and protect foundation walls.
